Happy New Year! As we continue moving forward into 2021, renewed hope and optimism for health, country, and economy are at the forefront. We are mindful of those continually affected yet amazed at the resilience of the American spirit. The dedication to our client’s and our teams ability to adjust to this new climate allows us to continue sharing our company’s successes.

In this past quarter, our company continued to work hard for our client’s having been safely open throughout the pandemic as an essential business. Despite the obstacles carried over from 2021, the positive energy shift is apparent, as we are experiencing increased activity across all our property types. New business generation, reviving old projects, and the desire to make deals happen has been the tone over the last quarter. While retail properties and Class A office space have been less active, the Class B office, Medical and Land markets have all proved active and reflect in our recent closings. Overall, we are optimistic for a productive year for commercial real estate during 2021.

The Woodlands, Texas (January 11, 2021) Zach Armstrong of The J. Beard Real Estate Company has recently represented Harmony Commons, in the lease of 3,450 square feet at Harmony Commons Shopping Center, located at 3478 Discovery Creek Boulevard in Spring, Texas to Oral Surgery Management, Inc. Oral Surgery Management will be opening Summer 2021. They were represented by Alan Clark with Phelps Commercial Realty. Harmony Commons Shopping Center is located on the Grand Parkway in Spring, Texas. It is near many major retailers, HEB, Kroger Marketplace and Walmart.

     

The Woodlands, Texas (December 18, 2020) Neal King of The J. Beard Real Estate Company has represented the seller, Lone Oak Holdings, LLC, in the sale of an office building to an undisclosed buyer. The building is located at 1600 East Hufsmith in Tomball, Texas. Joseph Pantoja of Realm Real Estate Properties represented the buyer. The building will be used for the buyer’s business operations. The 10,000 square-foot building is situated on 9.5 acres of land with a 2,500 square foot warehouse and recreational area that included a baseball field, volleyball court, shaded pavilion and outdoor restrooms. The property is adjacent to the new Broussard Community Park.

     

The Woodlands, Texas (December 9, 2020) Jackson Cain and Lindsey McKean of The J. Beard Real Estate Company have represented the seller, Squealing Pigs Development, LLC, in the sale of 1.5 acres to an undisclosed buyer. The pad site is located at 25657 Interstate 45, Spring, Texas, which is adjacent to The Woodlands. The property is situated along the southbound side of Interstate 45, north of Sawdust Road, and will be developed for a medical user. 

     

The Woodlands, Texas (December 3, 2020) Jeff Tinsley of The J. Beard Real Estate Company represented Donna’s Home Furnishings in a recent lease with Wood Ridge Plaza located at 27702 Interstate 45 North in The Woodlands, Texas. The tenant will occupy approximately 6,213 square feet of the building. Donna’s Home Furnishings is a design-conscious, family-owned store that showcases furniture & other items for the home. This is Donna’s second location and it opened late November 2020.Katherine Wildman of Wulfe & Co. represented the Landlord.

     

The Woodlands, Texas (November 19, 2020) Lauren Hafner & Sean Durkin of The J. Beard Real Estate Company represented the seller, McGraw Enterprises, LLC, in the sale of a commercial building to be used as a Family Promise of Montgomery County location.

     

The Woodlands, Texas (October 07, 2020) Lisa Hughes and Pamela Sprouse of The J. Beard Real Estate Company have represented the seller, DKSSK Properties, in the sale of a retail building to an unnamed medical group. The building is located at 26211 Interstate 45, Spring, Texas, which is adjacent to The Woodlands. Raul Giorgi of RE/MAX The Woodlands & Spring represented the buyer.The building will be used as a medical facility and is situated on .43 acres along the southbound side of Interstate 45. It is comprised of 6,736 square feet of air-conditioned, clear span space.

     

Woodforest National Bank hosted a groundbreaking ceremony on December 15, 2020 for its newest bank building to be located in downtown Conroe at 400 W. Davis Street.

The 30,000 square-foot mixed-use building will be situated on a full city block in the heart of downtown Conroe, off the courthouse square. It will offer street-level retail space for lease, as well as professional Class A office suites for lease on the second and third floors. A dedicated multi-level parking garage will be constructed to provide ample parking for customers and tenants. The new bank branch is scheduled to be completed, and tenant lease space is expected to be delivered during the first quarter of 2022. The leasing for the building will be provided by Ryan Hutson of The J. Beard Real Estate Company.

Montgomery, Texas (January 21, 2021) Construction is now complete on Phase I of the new Woodforest Professional Plaza in Montgomery, Texas, located at 750 Fish Creek Thoroughfare. Woodforest Professional Plaza will be comprised of three buildings totaling 100,000 square feet of professional office and medical space.

Phase one – Woodforest Medical Plaza 1 – is a 50,481-square-foot, two-story medical and professional office building situated on more than four acres of land. The building was developed by CMK Properties, LLC.  Lisa Hughes and Pamela Sprouse have leasing off to a strong start as three tenants have been signed. Anchor tenant Sterling Ridge Orthopaedics and Sports Medicine will occupy the first floor of the building by February 2021. Two other tenants, Revive Aesthetics and Regenerative Medicine and Alliance MRI Woodforest are in the process of building out their space and will open soon.
